  • Review for completeness for bidding. Researching products for specifications, developing scope of work, and quality of work used for bid documentation to accomplish the entire bidding and construction process.
  • Prepare budgets and cost profiles for conceptual and final estimates. Review cost of completed project budgets to ensure future accuracy of bidding and profitability.
  • Perform procurement to maintain the construction process on an uninterrupted basis.

Scope of Service
Construction Management services ensure a project\'s success by meeting expectations of quality, time and cost. By managing risks and controlling costs, MastersTouch experienced construction manager\'s focus on achieving the end result while monitoring the ongoing details. This comprehensive management at every stage of the project includes pre-construction planning, complete construction oversight, and post-construction services. A Construction Management company is responsible for these elements, but what do these responsibilities mean:

Constructability Review
A complete and thorough review of project plans and specifications prior to final bidding and award. Project plans are reviewed for completeness and coordination. Any issues noted during the constructability review are then forwarded to the design consultants for review and implementation into final construction documents. Project specifications are simultaneously reviewed to ensure client satisfaction of specified materials, implementation of any client product standards and general conformance to client\'s preferences. Comments are then forwarded to the design team for review and implementation.

Cost estimating
A comprehensive and detailed estimation of preliminary plans is completed from the ground up. This cost estimate is then forwarded to the client and design consultants for review and comment. This is a most useful tool in maintain project budget restraints and cost saving or value engineering options for client review.

Programming Services
We also provide programming services during conceptual design of a specific project. This service allows our clients to ensure that their product and material standards are put in place, as well as space or building functionality. This service coincides with consultant programming thus allowing our clients a \"free exchange\" of ideas and thoughts during preliminary design.

Bidding and Award
Our complete approach to this phase of the project allows for client representation while providing valuable construction knowledge relating to this phase of the project, while simultaneously allowing clients the flexibility of not having to dedicate staff time to this complex phase of the project. Working closely with the project design consultants, we provide client representation at pre-bid conferences and bid openings. Once the project bid is opened, we will provide in-depth reference checks accompanied by a written report of our findings. If necessary, we have the ability to create a Recommendation of Award reports and will even provide representation at Board meetings during award.

Construction
Our philosophy of \"open communication\" ensures that our clients will be well informed and apprised of every situation as the project progresses. Our services include representation at Project Owner\'s meetings, constant communication with project consultants, review of progress billings, interface and coordination with project contractors and staff if necessary, while maintaining as little disruption to our clients daily operations as possible.

Project Completion and Warranty Deficiency
Our services include constant management and supervision to allow for a smooth and seamless project closeout. We provide complete and thorough follow through and resolution of all warranty deficiency issues
